Real estate brokers or realtors are persons that will act as intermediary in between the sellers and the buyers of a real property. They will also attempt on finding a seller and a buyer who wishes to sell and to buy. So in obtaining this license, they will need to take a specific course work, typically from 40 up to 120 hours. They also need to pass an exam concerning on the laws and the practices. There are some cases where in they will only be allowed to take a state law exam.

After a person has been experiencing several years in sales, a salesperson may have the right on deciding whether he or she wants to be licensed as a broker. Being one has the advantage on owning, managing, and operating an own brokerage. There are some states where in college graduates are allowed to be licensed even without experiences, but they need to complete the required courses.

In some other countries, licensed attorneys are being allowed in becoming brokers if ever they can pass the exam. Even if the brokers license is already obtained, the agent must still need to work with the broker with the same capacity like before. Branch office managers may not need to have the license.

When contracts are signed, containing the information of a seller selling a property, a brokerage earns a commission by searching for a buyer of a property. Prices may be high but this needs an agreement with a seller. The laws in many places will require an agent to forward the offers into the seller for any reviews and considerations.

There are some brokerages that represent only buyers. The term for this is exclusive buyer agent. One advantage for using this is the avoidance of any conflicts in between buyers and sellers.
